In the world of strata property management, a common question that pops up is who is responsible for repairs? With help from the NSW Government, we’ve put together a little cheat sheet to clearly explain who is in charge of what. If you are not in NSW, we highly recommend looking into this question on your state or territory’s government website.

Strata Repairs to Common Property

According to the NSW Government:

  • The owners’ corporation is responsible for maintenance and repair of common property.
  • Owners should ask their strata manager or strata committee for common property repairs. 
  • The owners corporation plans and pays for repairs to common property, including fixing defects.

Strata Maintenance and Repairs: What the Owners Corporation is Responsible For

The owners’ corporation must maintain and repair:

  • Roof and gutters
  • Ceiling (except painting) unless the problem is due to changes the owner has made
  • Boundary walls
  • Concrete slab (floor)
  • Carpets on common property (such as hallways)
  • Lights on common property
  • Any lights recessed into the ceiling
  • Garage repairs
  • Balconies and balcony doors
  • Windows and window locks
  • Plumbing in boundary walls and under the floor
  • Water damage coming from common property
