Strata caretakers or building managers can help you manage the common property covered by your strata title. Caretakers manage common property areas, handle tradespeople and other non-residents that use common property and for the general maintenance, repair and upkeep of common property areas.
Strata caretakers duties: include managing & organising trades, overseeing any work on the property, signing off on any work and making sure it’s at a professional standard, taking direction from the committee & stakeholders, keeping trades working to what was actually quoted, managing finances, attending meetings, preparing monthly reports as well as managing cleaners & gardening teams as per scope of works.
CGS only charge for time worked on a per hour basis. We are available 24/7. For example, if it takes us 45 mins to handle hot water issue via our phones on a Saturday morning then we’ll only charge for 45 mins.
The strata caretakes at CGS provide detailed reports, that are emailed monthly to all stakeholders. Our reports include photos and use hyperlinks for quotes and invoices. They provide the basis by which stakeholders and committees can start to trust CGS and feel comfortable with what we are doing onsite.
